I live in california by the beach & found a 1500 sq ft place that has seperate rooms to install my tubs. However, the shopping center aross from this place has a grooming shop. They
do not have self service. Do you think this will be a problem for me. What are some of the positives & negatives of owning this type of business?

Joann,

Why would a groomer being nearby be a problem? I think it would be just the opposite! People going to the groomer could see your SSDW, and many would probably want to check it out. Even the ones who didn't become customers would likely help spread the word amongst their friends and relatives with pets. Also, you could hopefully develop a relationship with the groomer and refer customers to one another.

I believe some of the most successful dog washes in CA are near beaches.

I came across a place for lease in La Jolla and talked to a client of mine who currently owns a dog wash. He wants to be in Downtown San Diego - and wasn't ready to open up a second shop - so he didn't go for it.

But - I think it would be ideal for a SSDW.

The location is
a) near the beach
b) within walking / driving distance of many expensive homes & condo's

The rent seems really low to me for this hoity toity neighborhood and the landlord seems motivated and hinted at providing some free rent to offset buildout.

So - might be a good fit.
