Hi Everyone,
I am working with a landlord to open my first SSDW and the landlord is concerned about noise from the dogs barking.

Has anyone taken noise abatement measures? Has anyone had to convince a landlord that noise will not be a problem?

Barking dogs is not an issue at our shop at all. but-
The problem with barking dogs is if someone has an issue with it-they don't want to hear them at all-no matter what kind of noise abatement solutions you use. Noise-proofing is very difficult and expensive to be done effectively. (I am an audio guy in my other life.)
The thing your landlord should know is that at a S.S.D.W any dog that is barking will not be there very long.

Barking dogs is not even remotely a problem with us. There might be a howl or two with dogs who are afraid of the dryers, but otherwise I can't even remember the last time a doggie barked.

I figured this out if anyone is interested.

On the demising wall, attach your sound insulation to the drywall. The sound insulation can be sound absorbing foam, vinyl and poly-ether foam, or acoustic bat insulation. Just make sure it is at least one inch thick. Then hang another layer of drywall to the sound proofing material using 5/8 inch drywall. Don't use 3/8 inch drywall.

Also, if you think sound mitigation might be a problem be sure your attorney words the lease such that sound proofing the ceilings is excluded. This can be done with wording such as "tenant improvements by tenant will included installation of sound mitigation on common walls."

This wording relieves the tenant of sound proofing the ceilings which is much more expensive.

That is good information to know. I am in discovery phase for a new ssdw. Every leasing company I have called (granted only 3 so far) has said 'no' outright or told me I would have to take sound reducing measures because of barking.
